APARTMENT BUILDINGS, MERUSKI 6 AND 8/1

On the plots at Meruski 6 and 8, four 4-storey apartment buildings with a shared underground level are being constructed. Each building has one entrance at ground level and another directly from the underground garage. A central stairwell with an elevator is located in each building. In total, the development comprises 50 apartments.
Parking is provided both on the property and underground. The site includes 10 outdoor parking spaces. Storage units are located on the underground floor, with separate access from the garage (-1 level).

ACCESS & COURTYARD

Access to the property is provided via Meruski Street, with gates for both vehicles and pedestrians, as well as pedestrian access through the neighboring plot at Aruküla tee 22. Entry to the site is from the north via Meruski Street and from the southeast via the Aruküla tee 20 and 22 properties. The site is enclosed by a perimeter fence, and the vehicular gate is operated via phone.
The courtyard features a children’s playground, parking area, waste enclosure, landscaped green areas, and a pergola.

STRUCTURES

The load-bearing structures of the buildings consist primarily of reinforced hollow-core block walls and precast reinforced concrete hollow-core slabs, with reinforced concrete columns and beams on the underground floor. The roof level (4th floor) is designed as a mansard roof (broken sloped roof surfaces), constructed mainly from timber framing and hollow-core slabs. Roofing materials include rolled roofing and standing seam sheet metal.
Apartment partition walls are made of sound-insulated lightweight block or masonry walls. Non-load-bearing internal partitions are gypsum board walls on metal studs. Ceilings within apartments are suspended gypsum board, painted finish. Storage units in the underground floor are separated by masonry block walls and mesh partitions.

HEATING, VENTILATION, COOLING, WATER & SEWERAGE, ELECTRICAL AND LOW-CURRENT SYSTEMS

The buildings are heated with biogas-based gas boilers. Apartments feature room-specific regulation via hydronic underfloor heating. The entrance lobbies and stairwells on the ground floor are also equipped with underfloor heating.
Ventilation is provided by apartment-specific mechanical ventilation units with heat recovery and electric reheating. Supply and extract airflows are controlled via the apartment’s ventilation panel.
Each apartment has its own electrical distribution board with an integrated low-current panel located in the entrance hall.
Every apartment is equipped with an intercom system; video intercom panels are located in the entrance hall or corridor. Apartments are fitted with remotely readable water and electricity meters.
All apartments are pre-fitted with cooling readiness in the living rooms. Active cooling units may be purchased as an optional upgrade.

WINDOWS AND DOORS

Energy-efficient PVC windows with triple glazing are installed. Each living space has at least one operable window or window section. Top-floor apartments also feature mechanically operated roof windows.
Apartment entrance and internal doors are timber, with a standard height of 2100 mm. Apartments with saunas include glass sauna doors.

BALCONIES & TERRACES

Apartment balconies and terraces are constructed with metal framing and glass railings. Ground-floor apartments have open-design terraces at grade level. All balconies and terraces are finished with decking boards.
